Madora Bay is one of the newer beachside suburbs north of Mandurah, and most of the homes here were built in the last fifteen years with a big alfresco off the back and not a lot of established trees to shelter it. West facing blocks look straight at the ocean and take the afternoon sea breeze full on; east facing blocks get the morning sun and the heat that builds through the day. Either way, the alfresco tends to be the best room in the house for about half the year and unusable for the rest of it until it is enclosed.

Ziptrak® Outdoor Blinds are the most common choice on Madora Bay alfrescos. The track guided design seals the blind against the wind, the blind stops at any height, and mesh keeps the outlook. Many of the alfrescos here have a wide opening that a single 6 metre blind will not cover, so we often use a removable post to split the span, which can also double as a doorway.

Newer estates come with a wide range of patio and alfresco designs, and a lot of them have features that need a considered approach: raked ceilings, timber look posts, feature beams and downpipes in inconvenient places. One of our recent Madora Bay jobs involved custom fitting Ziptrak® blinds to match an existing patio, and that is typical of the work here. Powder coated hardware in a Colorbond® colour lets the frames disappear into the existing structure. For the beachside streets we recommend a higher block-out Visiontex® or Vistaweave® mesh, and the fully aluminium Streamline pelmet for salt resistance.
