Rossmoyne | Ziptrak® Outdoor Blinds Enclose a Patio, Problem Spots and All

Installed in: Rossmoyne, 6148

City of Canning

This Rossmoyne patio already had the hard part sorted: a solid gable roof and a beam running the full length of the space, a pool just off one end, and a wood-fire chiminea set up for cooler evenings. What it didn’t have was any way to close the sides off. Wind, glare, and a clear view straight into the construction site going up next door all came through unchecked.

Four Ziptrak® Outdoor Blinds now run the length of the patio, all fitted under that existing beam. Lowered, they turn the whole space into a private, screened room, with the building site and scaffolding next door blocked out along with the wind and afternoon glare. Raised, the patio opens straight back up.

Each blind had its own site problem to work around, and none of it was straightforward. A downpipe ran right past where one post needed to go, close enough that a standard fit wouldn’t clear it. Another post landed hard against a window frame. The widest blind, over 5.4m, needed extra reinforcement to handle its size. And the section over near the pool follows a raked, angled beam that a standard fit wouldn’t seal against the weather.

The team fitted a heavy-duty baserail to the widest blind for extra stability, and custom flashing to the angled section so water sheds properly off the raked beam line instead of pooling against the fabric. The post beside the downpipe was fitted with flatbar and cut in to clear the pipe rather than fighting it, and the post near the window was set flush against the frame. None of it shows in the finished result. It just works.

Each blind runs on Ebony mesh with a high UV block, set in a Classic Cream powder-coated frame with a matching steel hood box. Operation is manual with a pull stick, a simple, low-maintenance way to run blinds this size without needing a motor.

For a patio enclosure like this, Ziptrak® Outdoor Blinds can help:

  • Turn an open, roofed patio into a fully usable room, whatever the weather
  • Block wind and glare from every open side, not just the sunniest one
  • Screen out the view to neighbouring building sites, driveways or overlooking homes
  • Handle awkward site conditions like posts near windows, downpipes or angled beams
  • Stand up to bigger, wider openings with reinforced baserails where needed
  • Shed water properly off raked or angled sections with custom flashing
